COMPLEMENTARY SERVICE · PAID

After the purchase: finishing, furniture and rentals

Most new-build apartments in Georgia are handed over unfinished, so there’s work to do before anyone can live in them or rent them. We organise the finishing and the furniture, then, if you want income, Batumi property management for holiday lets or long-term letting in Tbilisi, while you stay at home. We don’t promise a rent figure; we tell you honestly what the market looks like.

Finishing levels

Black, white, green frame or turnkey: what you’re actually buying.

Developers use these terms a little differently, so we always check the specification attached to your contract.

Black frame

The structure and outer walls, usually with windows; inside, bare concrete and no finished utilities. The most work, and the most freedom.

White frame

Plastered walls, levelled floors, wiring and plumbing points, windows and an entrance door. Ready for finishing: the most common handover in new builds.

Green frame

White frame plus finished floors, painted walls and a fitted bathroom. You add the kitchen, lighting and furniture.

Turnkey

Fully finished and ready to live in, sometimes with a kitchen or furniture included. The price per m² is higher; the wait is shorter.

Short-term or long-term?

Batumi property management or a Tbilisi long let: two different businesses.

Which one fits depends on the city, the building and how much you want to use the apartment yourself. Here’s the honest picture.

01

Batumi: seasonal, short-term

Most rental income in Batumi comes from daily and weekly lets, with demand concentrated between June and September and peaking in July and August (August is the airport’s busiest month). You can block dates for your own holidays.

02

An honest note on Batumi rents

Average daily rates fell 7.3% year on year in the first quarter of 2026, and the gross yield was 7.1%, down from 8.8% in 2024, as many new apartments came onto the market (Galt & Taggart via GBC; Investor.ge). Location, finish and good management matter more than ever.

03

Tbilisi: year-round, long-term

In Tbilisi, most investors let for months or years. Galt & Taggart put the average gross yield at 8.5% and rent at about $10.1 per m² a month for a 50–60 m² flat in July 2026 (GBC).

FAQ

Finishing and rentals: what owners ask us.

Can you guarantee a rental income?

No. Rents and occupancy depend on the market, the season and the apartment. We share current market data and manage the apartment carefully, but we don’t promise a figure.

Should I buy white frame or turnkey?

White frame is usually cheaper per m² and lets you choose the finish, but it takes time and a budget for works. Turnkey costs more and is ready sooner. We compare both for the projects you’re considering.

Can I use the apartment myself?

Yes. With short-term management in Batumi you block your dates in advance; with a long-term tenant, the apartment is theirs for the length of the lease.

How much does management cost?

It’s quoted on request, based on the city, short-term or long-term letting, and which services you choose. Finishing and furniture are quoted separately, with a budget you approve first.

Do I need to be in Georgia for the works?

No. We coordinate the works on site and send you photo and video updates; you approve choices and payments remotely.
